About the Project:
What is Rockspring Residences?
Rockspring is a collection of 110 residences all for sale in Mammoth Lakes, California, on the corner of Minaret and Main — steps from the Village Gondola. The development pairs private ownership with full hotel services and Mammoth’s first Nordic spa.
Where exactly is it located?
6060 Minaret Road, Mammoth Lakes, CA — walkable to the Village and positioned for access to the Village Gondola to the mountain.
What types of residences are available, and what size?
Residences range from studios to four-bedroom penthouses, with sizes from 414 to 2,402 square feet. Link: floorplans
What amenities will owners have access to?
Owners will have access to Mammoth’s first Nordic spa, full hotel services, a sophisticated lobby bar and lounge, a heated pool, jacuzzis, a dry-heat sauna, a cold plunge, dedicated massage rooms, and an exclusive, membership-only private club featuring an estate restaurant, a cocktail bar, private lounge areas, and more.
Ski & Gear Storage:
All units will include a storage locker. More details to come.
Parking Allocations: Each residence currently comes with at least one (1) assigned parking space, with three-bedroom+ units receiving two (2). Please note this allocation isn’t finalized yet, so we can’t guarantee exact numbers at this time. Confirmation will be provided at the contract or sooner. We’re also exploring valet parking to increase overall capacity and make sure residents and their guests are well accommodated, especially during peak weeks. EV charging stations will be available on-site.
Can owners rent out their residencesresidence?
Yes. Rockspring offers a professionally managed vacation rental program with a split of profits between the owner and the program. Participation is optional and opt-in — owners choose whether to enroll.
Pricing & Purchase:
What do the residences cost?
Detailed pricing will be released before the first selection event. Register your client now to ensure they receive it as soon as it’s available.
How does the reservation process work?
Reservations are taken by residence type, and reservation order determines the selection priority — the earlier your client reserves within a type, the earlier they select. Reservations are fully refundable. We’ll send a detailed overview of the reservation and sales process as soon as it’s available, and we’ll coordinate every step with you and your client.
What does the reservation actually reserve?
A reservation locks in your client’s place in line for their chosen residence type — the earlier they reserve, the earlier they get to pick. It doesn’t reserve a specific home; that choice is made at the selection event, in the order in which reservations came in.
Is the reservation deposit refundable?
Yes — reservation deposits are fully refundable.
When can my client reserve a residence?
Reservations are anticipated to open in Winter 2026/2027, with a phased release of residences. Because reservation order sets selection priority, registering early is the best way to give your client a strong position. We’ll send a details on the reservation and sales timeline as soon as they are ready.
When will the residences be ready?
First deliveries are anticipated as early as Q4 2027, with full completion expected by the end of 2028. A more detailed sales and construction timeline is forthcoming and will be shared as soon as it becomes available.
Can my client finance the purchase?
Yes. A minimum down payment will be required.
Are there HOA fees?
HOA details, including dues and what they cover, will be released before the first selection event, along with detailed pricing.

How do I register a client?
Simply use your personal client-registration link from your welcome email — every client submitted through it is automatically credited to you, no login required. Misplaced your link? Just reach out to the Sales Team.
How is my client credited to me?
Your registration link ties each client directly to your record in our system — so your introduction is on file the moment they’re entered.
How does commission work?
Full co-op commission applies when a signed Buyer Representation and Broker Compensation Agreement (BRBC) is in place before your client signs a reservation agreement. Without a BRBC, you may still be eligible for a referral fee if your client is net-new and goes on to purchase. See the full compensation terms for details.
What is a “net-new” client?
A client who isn’t already in our system at the time of your introduction. If a client you submit turns out to already be registered — by us or another agent — we’ll flag it for review rather than automatically reassign priority.
What happens after I register a client?
We’ll keep you informed as your client moves through the process.
Can I register more than one client?
Yes — use your link as often as you like, one client at a time.
